Home sellers are now begging you to take their listing?

“Realtor if you can co operate and be flexible and work with owner you can have listing. call, do no email call *** *** **** asap.”
Is this what it’s coming to? Sellers begging Realtors to take a listing? Sure, this one is probably upside down and the process server is pounding on the door as he types his ad on CL.
But really. Where have we ever seen anything like this?
Yesterday I read a full page ad from an investor that was having 6 homes that he bought with 20% down in 2005 being foreclosed on. Nope, not because he was behind in payments. But rather because he had mortgages that came due in 3 years and time was up. Bam….foreclose rather than extend. So the bank gets part of their money back, no more mortgage on the books and add the Tarp money to cover the loss on the mortgages and they are completely liquid again.
Yes, I know it is bad. But it could be worse. The question really is what are you going to do?
Get out of real estate? Then do it.
But if you are going to stay in you are going to have to do something to get in front of the buyers that are out there now. And they are ………IN YOUR NEIGHBORHOOD!
Think about that one. The question everyone asks themselves each day is, “Where are the buyers?”
The answer again is, “IN THE NEIGHBORHOOD”.
Seems much too simple doesn’t it?
When that buyer is looking around the neighborhood they want to buy in, will they find you?
